Portugal Golden Visa · process & timeline

The Portugal Golden Visa process for US investors, step by step.

The fund route runs in a fixed order: set up in Portugal, invest, then file with AIMA. Getting the sequence and the documents right is what keeps the timeline moving. This is the map, plus the realistic caveats and the places US investors most often lose time.

Zoark sequences and coordinates the process and the specialists around it. It does not provide legal or US tax advice, does not file with AIMA on your behalf, and does not guarantee approval or any timeline. Processing times, stay rules, and document requirements are set by AIMA and confirmed by your Portuguese lawyer.

The sequence

The steps, in order.

The fund route is sequential. Each step depends on the one before it, which is why getting the order and the paperwork right up front protects the whole timeline.

  1. Get a NIF. The Portuguese tax number, needed before almost everything else. It can be obtained remotely with representation.
  2. Open a Portuguese bank account. Required to hold and move the qualifying capital; this is also the first source-of-funds checkpoint.
  3. Choose and subscribe to a qualifying fund. Complete the fund's due diligence and subscription, then make the qualifying investment.
  4. Assemble the file. Source-of-funds evidence, criminal-record certificate, passport, proof of investment, and the supporting documents, translated and apostilled where needed.
  5. Submit the ARI application to AIMA. Your Portuguese lawyer files the residence-by-investment application with the documentary record.
  6. Attend biometrics. An in-person appointment in Portugal for fingerprints and photo, scheduled by AIMA.
  7. Receive the residence card. Once approved, the residence permit is issued for you and any included family members.
  8. Renew periodically. The permit is renewed on AIMA's cycle, with the low physical-stay rule maintained throughout.
  9. Reach the longer-term goal. After the qualifying residency period, permanent residency or citizenship may be available. Those rules changed in 2026 and the naturalisation period is now longer; see the path-to-citizenship guide.

Timeline

How long does it take?

Honestly: it depends on AIMA, and processing has faced long backlogs. Plan on a year or more across the full cycle rather than a few months, and treat any single quoted figure with caution. The wait also has a second cost, because the naturalisation clock only runs once the permit is issued.

Be ready

What to have ready before you start.

Preparation up front is the single biggest lever on the timeline.

For US investors

Where US investors lose time.

Source of funds left late

Reconstructing the trail after several transfers is the most common delay. Map it before the wire.

A fund that cannot take US persons

Confirm the fund accepts US investors before you invest time in it, not after.

Retirement-account paperwork

IRA and 401(k) capital adds custodian and reporting steps that take lead time; start them early.

Document expiry

Certificates assembled too soon can lapse before filing and have to be redone.

How Zoark helps

Where Zoark fits, and where it does not.

What Zoark does

Sequences the steps, keeps the documents and deadlines aligned, and coordinates your lawyer, bank, fund, and tax adviser so the process does not stall.

What Zoark does not do

It does not file with AIMA, give legal or US tax advice, or guarantee approval or any processing time.

Who confirms

Your Portuguese lawyer files the application and confirms current AIMA timelines, stay rules, and document requirements.

Questions

Process and timeline: common questions.

It depends heavily on AIMA, which has faced long processing backlogs. Plan on a year or more across the full cycle rather than a few months. The steps you control can move quickly with preparation; the processing and biometrics stages are the variable part. Confirm current expectations with your lawyer when you apply.
A Portuguese tax number (NIF), followed by a Portuguese bank account. Both can usually be arranged with representation before you travel, and the bank account is also the first source-of-funds checkpoint.
Much of the setup can be done remotely with representation, but biometrics is an in-person appointment in Portugal. Beyond that, the route is known for a low physical-stay requirement.
The Golden Visa is known for a low stay requirement, commonly cited as an average of around seven days per year. The exact rule can change, so confirm the current requirement with your lawyer before relying on a specific number.
After the NIF and bank account are in place and the fund's due diligence is complete, and before the application is filed with AIMA. The proof of investment is part of the documentary record.
At a high level: proof of the qualifying investment, source-of-funds evidence, a valid passport, a criminal-record certificate, and supporting documents for each applicant, translated and apostilled where required. Your lawyer confirms the exact current list.
The residence permit is renewed periodically on AIMA's cycle, with the low physical-stay rule maintained between renewals. Confirm the current renewal interval and stay rule with your lawyer.
No. Your Portuguese lawyer files the application. Zoark sequences the steps and coordinates the lawyer, bank, fund, and tax adviser so the file is ready and the process keeps moving.

Sequence it right

Get the order right before you start.

Most lost time on the Golden Visa is avoidable: source of funds left late, a fund that cannot take US persons, documents that expire before filing. A US investor route review maps the sequence to your situation before you begin.
